Introduction We aim to cater for the aims of all visitors to our home based bed and breakfast in the Kingswood Suite. The following statement is a summary of our provision. If you have any specific questions please feel free to contact us and we will do our best to help you.
Pre-Arrival • We have a website and brochure each containing photographs and information about the suite which is on the ground floor. You can contact us by phone or email (see details below). • When planning your journey you should know that there is no train station in Kington; the nearest is at Leominster, 14 miles away. Alternatively Hereford has a railway station about 20 miles away. There are connecting bus services to Kington from either station.
Arrival & Car Parking Facilities • If arriving by car there is free off-road parking reserved for you at the front of the house. • The entrance is accessed down a slight tarmac slope (distance 20m) and up three shallow broad steps. A concrete slope is available next to the steps which can be accessed directly from the drive. This is suitable for wheeled suitcases as well as wheelchairs and walking aids. • Assistance with luggage is offered to our guests. • The drive and steps and slope are lit at night. • If arriving by public transport we advise guests to telephone from the Kington bus station and we will collect you and your luggage within 15 minutes. • Wet boots and coats may be left in the porch. • We are a no smoking/no pets establishment and we regret that we cannot accept any dogs at all because of our own Cocker Spaniel.
Main Entrance & Reception • Entrance is into a spaciour well-lit porch with one step at the front door. • The porch leads directly into the breakfast area with no further steps. • The Kingswood Suite is accessed directly from the breakfast area.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe • Breakfast is served in the breakfast area on the ground floor immediately adjacent to the suite. • The breakfast table is a sturdy refectory pine table with an underspace of 70cm in height. There are chairs without arms which can be moved. • The breakfast area is exclusively for the use of guests staying in the Kingswood Suite.
• A large print version of the breakfast menu is available • We do not play background music in any area of the B&B. • The breakfast area is no-smoking. • The floor is covered in short pile Axminster carpet • Vegan and Vegitarian diets catered for. We may be able to cater for other diets; please ring us to discuss your requirements.

Bedrooms • The Suite is on the ground floor and comprises: 1 Super King sized double or twin-bedded bed-sittingroom, a dressing room and an en-suite shower room with WC. • SkyTV is provided with remote control and teletext/subtitles. • A bell is provided to summon assistance. • The floor is covered in short pile carpet except the shower room which is tiled. • The beds are substantial twin pine beds. One can be accessed from both sides and the other is accessed from the left hand side only when viewed from the foot of the bed. • The chairs are swivel and reclining armchairs. • A bedside lighting is provided, together with two alternative lamps and four overhead spotlights which are dimmer controlled. • The rooms are heated by thermostatically controlled radiators except for the shower room which is heated by a wall mounted electric bathroom heater. • The walls of the bed/sitting room are coloured magnolia with exposed wooden beams. The shower room is white. • All rooms have windows for ventilation and natural light.
Bathroom, Shower-room & WC [En-suite or Shared] • The shower room is accessed directly off the dressing room and has white walls with white ceramic tiles on the floor. • The WC stands on a raised plinth giving a seat height of 52cm. • The wash hand basin measures 85cm to the top of the basin and is fitted with lever taps. • There is a 14cm step into the shower and the door opening measures 59cm wide.

Grounds and Gardens • Guests are welcome to use both our front and rear gardens. • A sturdy bench seat is available in the front garden. • The rear garden is accessed by steep, uneven stone steps that are slippery in wet weather, and is used at guests own risk. • There is an unfenced drop of six feet at the top of the steps.
Additional Information • We are a no smoking/no pets establishment and we regret that we cannot accept any dogs at all because of our Cocker Spaniel. • There is a bell in the bed-sitting room to call assistance in an emergency. • The nearest shop is located at the Texaco garage approximately 150m away. • The shops and facilities of Kington are located within half a mile of the property.
